If you are interested in hiring a local architect in the Hamptons NY area, there are a lot of considerations, including the style, personality, expertise and fees of the architect. Some of the better and more conscientious architects don’t have a website. Some very talented architects downplay their abilities and these are a few reasons why it can be helpful to have a local consultant to help guide you in the right direction. 1. Consider the personality of the architect. This question is sometimes overlooked, but is important. The architect is someone you will be meeting and working with regularly for many months and perhaps a couple of years in some cases. You should be asking yourself, is this someone I will feel compatible working with for many months and perhaps years?

2. Determine the design style you desire. Before you even begin considering your architect, you have to have a sense of what style you are interested in. An architect will naturally lead you in the direction of his or her tastes. Discuss and review the designs of various architects before you decide to meet in person, otherwise it could be a waste of time.

3. What expertise is required? Do you need an architect with expertise and experience in designing a rustic log-cabin look or a slick minimalistic look? Are you looking for a LEED certified green home? Are looking for a self-sufficient home that you can live in comfortably even if there is an electrical blackout for a long time? These types of questions could significantly narrow down your options.

4. Define your anticipated total budget. What is your total budget for land, materials, construction and architecture fees? The builder you choose will have a decided impact on your budget. So will the pace you demand for completion.

5. Anticipate different architect fees and fee structures. When you are ready, you will want to find out the fees and structures of the architect(s) you are interested in. Is it a flat percentage of the total construction costs? Is it a flat per-square-foot fee? Is it a time-based hourly fee? Sometimes architects will offer a combination of fee options. The goal for you should be a situation where both you and the architect have accountability. In other words, if the architect takes excessive time, you shouldn’t have to pay for this. Or, if you as the client add excessive changes, the architect should be compensated.
